Pressure washing of communal areas for owners' communities
For property administrators and community presidents: we clean the outdoor communal areas reachable from the ground, with a prior quote from photos and photo documentation of the result for the board. We work with apartment communities on the Costa Blanca (Benidorm, Torrevieja, Gandía, El Campello…) and with urban buildings in Valencia and Alicante.

What we clean
- Community pool sun decks and pool surrounds before the season opens
- Garage ramps, vados and outdoor parking bays of the community
- Inner courtyards, paths and passages leading to the entrances
- Skirting, low walls and perimeter fences reachable from the ground
- Outdoor steps, landings and bin areas
What we do not do
- Whole facades, upper floors, roofs and any work at height
- Inside garages without ventilation or water drainage
- Routine cleaning of entrance halls, indoor stairs or glass
- Pool basin or filtration maintenance
- Repairs, sealing, re-grouting or painting
How the price applies
Launch offer (up to 20 m²)
The €129 offer (up to 20 m², one surface) rarely applies to a community: communal areas are usually larger. It can suit one specific small surface, for example the pool shower area.
Standard rate (over 20 m²)
For communities the standard rate is the norm: €200 per team hour, two-hour minimum (€400). We send an hours-based quote from the photos and approximate square metres the administrator provides; hours are confirmed before booking and nothing is invoiced before that. If the community wants several areas, we group them into one visit to make the most of the trip.
What affects the hours
- Total square metres and number of areas: several small surfaces take longer than one large open one
- Accumulated dirt level: in second-home communities it is usually high after winter
- Access and coordination: garages that cannot be closed, residents, pool furniture
- Community water supply: usually available, which reduces set-up time
- Timing: we prefer low-traffic slots to work without interruptions
What to expect from the result
We deliver before and after photos of each area so the administrator can show them to the board. We do not guarantee a specific result without having seen the surfaces: old rust, oil or chemical stains may fade without disappearing, and we say so in the quote.
How to prepare the surface
- Send us photos and approximate square metres of each area (a screenshot of the plan works)
- Tell us who will open access and the contact on the day of the service
- Notify residents of the time slot (notice in the hall or the community group)
- Clear the sun deck of loungers and the ramp of vehicles in that slot
- Confirm the community water supply and the nearest drain
Frequently asked questions about this service
Do you invoice the community?
Yes, with the community's tax details as provided by the administrator.
Does the president or administrator need to be present?
Not essential; it is enough that someone opens access and shows us the water supply. We send the result photos to the contact you give us.
Can you give a fixed price before the board meeting?
We give an hours-based quote from the photos and square metres. That is the price charged unless, on arrival, the surface is clearly different from what was sent, in which case we review it before starting.
Do you clean several areas in the same visit?
Yes, and it is what we recommend: sun deck, ramp and courtyard in one visit avoids paying several trips and several minimums.
Do you work with large communities in Benidorm, Torrevieja or Gandía?
Yes, these are typical areas for this kind of job; see each town's page for local context.
Do you offer periodic maintenance?
We can repeat the service whenever the community asks; we do not sell fixed-price maintenance contracts at this stage.
