General questions
What does the €129 offer include?
Pressure cleaning of up to 20 m² of outdoor surface reachable from the ground, at any dirt level, travel included within our service area.
What if my surface is larger than 20 m²?
The standard rate applies: €200 per team hour with a two-hour minimum (€400). The calculator gives an estimate and we confirm it after reviewing your photos.
How are the hours calculated?
From square metres, surface type and dirt level. Photos let us adjust the estimate before the job is confirmed.
Do I need a water supply?
It is the usual setup and shortens the job. If you have no water, flag it in the access step and we bring our own tank.
Which surfaces can you clean?
Terraces, patios, paving, driveways, parking bays, pool areas and low walls or facades reachable from the ground.
Do you use chemicals?
Only when the dirt requires it, and always products suited to the surface. We tell you before we start.
Which areas do you cover?
We travel from our bases in Sax (Alicante) and Valencia within a usual radius of 100 km, extendable to 150 km: the Vinalopó area, Elche, Alicante, the whole Costa Blanca, inland towns and as far as Valencia and Murcia. Check your postcode in the calculator.
How does payment work?
The price is confirmed before the service and paid securely. No hidden charges.
What if the real job differs?
If the surface or dirt level on arrival does not match what you sent, we review the quote with you before starting.
Do you clean roofs or work at height?
No. At this stage we only treat outdoor surfaces reachable from the ground.
Price and quote
Does the €129 include travel?
Yes, within our service area (usual radius of 100 km from Sax or Valencia, extendable to 150 km). Outside that area we review the request manually and tell you whether we can come and on what terms.
What exactly happens at 21 m²?
From 21 m² the offer no longer applies and the price is hourly: €200 per team hour with a two-hour minimum, i.e. at least €400. That is why a 21–30 m² surface at light or medium dirt usually lands on the €400 minimum.
Can I split a large surface into several €129 'offers'?
No. The offer is for one surface of up to 20 m² per service. Larger surfaces, or several surfaces adding up to more than 20 m², are priced hourly.
Is the calculator's hour estimate the final price?
No. It is an indicative estimate based on square metres, surface type, dirt level and access. A manager confirms the hours after seeing your photos, before booking; nothing is charged before that.
What if there is more dirt or more area on arrival?
The quote is reviewed with you before starting. No surprise charges: if you do not agree with the adjustment, the job is not done and you pay nothing.
Are chemicals charged separately?
At this stage the hourly price includes the team's work and the usual products. If a surface needs a special product, we would tell you before confirming; never afterwards.
Is VAT included?
Prices on this page are shown as they appear in the calculator. The invoice details the applicable VAT according to regulations; we send it with the confirmed price.
The process
How long does confirmation take?
Usually under one working day from when we receive the photos. If you prefer to talk, leave your number in 'Call me back' and a manager calls you during working hours.
Can I do it all on WhatsApp instead of the calculator?
Yes. Message us with your photos, approximate square metres and postcode, and we give you the same price with the same rules.
What if I do not have photos to hand?
Send the request anyway; the price stays an estimate until you send us the photos by WhatsApp or email.
Which languages do you speak?
Spanish, English, Russian and Ukrainian.
Do I need to be home during the service?
Not essential if the team can reach the surface and the water. We send you the before and after photos.
When do I pay?
Only after the price and date are confirmed, with the secure payment instructions we send you. Nothing is charged when you send the request.
Terrace cleaning
Does pressure washing damage tiles?
Not with the right pressure and nozzle. We adjust power to the material: less pressure on soft stone and old joints. If we spot loose or broken tiles, we tell you before going over them.
Does green film come out of the joints?
In the vast majority of cases yes; surface algae and mould come away with pressurised water. On badly worn joints, cleaning can make the joint more visible, but it does not repair it.
My terrace is 18 m² but very dirty — is it still €129?
Yes. The launch offer covers up to 20 m² at any dirt level. Dirt only changes the hours on surfaces above 20 m².
What if I have two small terraces?
The offer covers one surface per service. Two terraces add up in square metres: if the total exceeds 20 m², the hourly rate applies. Say so in the calculator and we confirm from the photos.
How long does a 30 m² terrace take?
As a reference, at medium dirt the calculator estimates about 2 team hours (the minimum). With heavy green film or hard access it can be more; we confirm from your photos before booking.
Can I use the terrace the same day?
Yes, as soon as the paving dries, usually within a few hours depending on sun and wind.
Do you work on holiday-rental terraces?
Yes, often between bookings or before the season. We can coordinate access with the property manager and send them the result photos.
Pool area cleaning
Does dirt get into the pool during cleaning?
We direct the water away from the basin and protect the drains; some splashing may reach it. If the pool is in use, it helps to run the filter that day.
Do you clean owners' community pools?
Yes, it is one of the most common jobs before the season opens. We coordinate with the administrator or president and send the result photos.
How is the pool area measured for the offer?
We count the square metres of the surface to be cleaned (edge plus deck), not the water surface. At 20 m² or less, the €129 applies.
Does pressure washing remove the slippery green on the edge?
Yes, surface algae and green film come away with pressurised water. On very porous edges it may return sooner where there is constant shade and humidity.
Do you use chemicals near the pool?
Only when the dirt requires it, with products suited to the surface. We tell you before starting and keep them out of the water.
Do you do water or filter maintenance?
No. We only handle the paving and low walls around the pool.
Driveway cleaning
Do you remove car oil stains?
Recent, surface ones, yes. Those that have sat for years in porous concrete lighten but can leave shadows; we tell you honestly after seeing the photos.
Can you clean a community garage ramp?
Yes. We agree a time slot with the administrator so residents can get in and out, and we send the result photos.
My driveway is 20 m² — does it qualify for the offer?
Yes, up to and including 20 m² the €129 applies at any dirt level. From 21 m² it moves to the hourly rate.
What would a 60 m² driveway with heavy green film cost?
As a reference, the calculator estimates about 4 team hours for a 60 m² driveway at strong dirt, i.e. around €800. It is an estimate: a manager confirms the hours from your photos before booking.
Does the pressure lift the aggregate out of the concrete?
Not at the right pressure. We avoid concentrated jet nozzles on aged concrete and warn you if we see damaged areas.
Can I park the same day?
Yes, as soon as the paving dries; in summer usually a matter of one or two hours.
Wall and facade cleaning
Do you clean the whole facade of a two-storey house?
No. At this stage we only work on what is reachable from the ground, without scaffolding or a platform. We do clean the lower part of the facade, the skirting and the boundary walls.
Does the pressure damage the wall's paint?
If the paint is in good condition, not at reduced pressure with a wide nozzle. If it is flaking or very old, pressure will lift it: we tell you before starting and you decide.
How are a wall's square metres counted?
Length by reachable height. A wall 10 m long by 1.8 m high is 18 m² and qualifies for the €129 offer.
Does black mould come off shaded areas?
Usually yes; it is the dirt that makes the biggest visual difference. On very porous walls a faint shadow may remain.
Does it splash onto the neighbour's side?
Somewhat, yes. We control the jet direction and use less pressure on party walls; it helps to tell the neighbour the time.
Can you paint after cleaning?
No, we only clean. A prior clean does leave the wall ready for a painter to work on.
Paving and cobble cleaning
Does the pressure wash out the sand from the cobble joints?
Some of it, yes — unavoidable if the joints are full of green film. Re-sanding afterwards is advisable; we do not do it, but we tell you so you can plan for it.
Does a narrow 25 m long path qualify for the offer?
It depends on the area: 25 m long by 0.8 m wide is 20 m² and would qualify. Measure length by width and enter it in the calculator.
Can you clean stamped concrete without damaging the pattern?
Yes, at the right pressure the pattern is not damaged. If the stamped finish has badly deteriorated resin, cleaning may lift it in already-loose areas; we check that in the photos.
How long do 120 m² of lightly soiled paving take?
As a reference, the calculator estimates about 5 team hours for 120 m² of paving at light dirt, around €1,000. It is an estimate that a manager confirms from your photos.
Do you cover communal areas of urbanisations?
Yes, private paths and walkways of communities. We coordinate with the administrator and send the result photos.
Does the green film come back?
In shaded, humid areas it returns over time; how soon depends on the orientation. We do not promise specific durations.
Cleaning for owners' communities
Do you invoice the community?
Yes, with the community's tax details as provided by the administrator.
Does the president or administrator need to be present?
Not essential; it is enough that someone opens access and shows us the water supply. We send the result photos to the contact you give us.
Can you give a fixed price before the board meeting?
We give an hours-based quote from the photos and square metres. That is the price charged unless, on arrival, the surface is clearly different from what was sent, in which case we review it before starting.
Do you clean several areas in the same visit?
Yes, and it is what we recommend: sun deck, ramp and courtyard in one visit avoids paying several trips and several minimums.
Do you work with large communities in Benidorm, Torrevieja or Gandía?
Yes, these are typical areas for this kind of job; see each town's page for local context.
Do you offer periodic maintenance?
We can repeat the service whenever the community asks; we do not sell fixed-price maintenance contracts at this stage.
Restaurant terrace cleaning
Can you come before we open?
Yes, we agree the slot with the business: first thing in the morning or on the weekly closing day.
Do you remove chewing gum?
Yes, one by one with a detail nozzle. It is slow, so the amount of gum affects the hours.
Does kitchen grease come out of the paving?
Surface grease yes; very old grease in porous concrete fades. From your photos we tell you what to expect.
Do you work on promenades with municipal time limits?
Yes, we adjust the time to local by-laws and promenade activity; we agree it when confirming the date.
Do you invoice the business?
Yes, with the premises' tax details.
How often should a restaurant terrace be cleaned?
It depends on use and location; we do not sell fixed plans, but we can repeat the service whenever you ask.
